I know I built my shed of 10'x12' wide and long approximately 11 feet tall for $750 myself -- I want to know how much the lumber and small parts cost to build a house without the the labor cost in your geographica area. The calculations for the framing should be fairly straight forward given the standard 16'; studs and MDF sheets of plywood, etc.What is the LUMBER AND NAILS cost of building a four room house of approximately 1500 square feet ?
You could take your plans to the Pro Desk at Home Depot or Lowes and they'll figure out the detailed cost. The biggest variables are the type of roof and the finish on the exterior (siding, wood, shingles, brick). But if it's just lumber and nails, no heating/cooling, electrical, plumbing or finishes, then you're in the $15,000 range. i've been in the construction business all my life thanks to my old man ... youre looking at around $27,000 (give or take) just in materials. A 1,500 sq/ft house is a fairly good size, however. You cant just consider the studs ... you have to take into account the trusses, floor beams, and foundation. just a guess off the top of my head.
